The New Zealand property markets are currently in a state of flux after a period of massive disruption. KPI’s – they can set you up for success or failure, make or break a good relationship with your contractors and equally motivate or drive the wrong behaviours within your team.

The key to success, says James Wallace, is making sure the KPI’s you are using are fit-for-purpose.

  1. The KPI’s are showing green but service being delivered isn’t meeting people’s overall expectations; or
  2. b. Measuring and debating whether something is meeting the KPI’s is taking up way too much time or causes frustration and tension for everyone involved.

Many organisations get their KPI’s wrong, measuring too much, measuring too little, confusing contracted outcomes as KPI’s, only focusing on a small portion of the bigger picture, having KPI’s that are subjective, measuring things that add no value or simply cutting and pasting the same old ones without considering what behaviour they will drive.

Barry Smart from Downer and Matiul Khan from Auckland Transport present the City Rail Link (CRL) as an example of using the value levers of technology, collaborative leadership, and creativity to generate a fit for purpose integrated facilities management solution for the new underground and ground-level train stations.

CRL is a significant infrastructure project for Tāmaki Makaurau that will transform how people will move around the city. The new stations’ size and scale are significant and include two new underground stations and a new above-ground station at Mt Eden.

Working collaboratively with Auckland Transport and key stakeholders to understand the customer drivers and experience, Downer uses smart technology, like BIM, Safety in Design and whole of life thinking, to explore and verify that their solution meets the client and customer experience across the life cycle of the CRL project (from design, construction, maintenance and operation).

“Together collaboration and technology provide the foundations for holistic and reliable decision making. Using these tools also helps us generate creative solutions that may not be at once apparent.”

Many asset owners, asset managers, building operators and service providers have an accumulated under-investment in assets. Many consider their assets to be in poor condition and no longer fit for purpose.

“Fit” has many meanings; the one that applies in this context is: “the aim that something is intended to achieve”, while the meaning of “purpose” is “the reason for which something is done or created or for which something exists or continues to exist”.

So plainly put, something that’s “fit for purpose” is good enough to do the job it was designed or intended to do. However, things change, service intent can change, the customer or number of customers may change, and legislation can change meaning the outcomes sought may need to be reimagined.

Where an asset is not “fit for purpose”, we usually end up still trying to deliver the same service while struggling to make the asset fit as best as possible, all the while costing us time and money, or worse, service failure and reputational risk.

The aim of this session is to demonstrate what “fit for purpose” means to Tāmaki Regeneration Company and how they test their levels of fitness. Technologies are evolving in all directions. The fastest moving ones are in the digital domain, such as the Internet of Things, Artificial Intelligence, Smart Cities, Digital Twins, Metaverse, Autonomous Driving, and Industry 4. Some of these are just hypes at this stage; some have got the blessing of both academia and industry; and some are in the early deployment stage.

But how to tell which is which?

During this session, TN Chan will reveal which of these technologies are set to have the most impact on FM, and examine those that are related to security, safety, ambience, efficiency, and sustainability. He will also share a couple of case studies for illustration.

“This presentation attempts to act as a radar to identify which evolving technologies are closer than others to becoming reality, and to judge the size of their impact on the FM industry,” says TN.

Meet Steve Sullivan, Asset Manager for Antarctica New Zealand, the person responsible for the safe and effective management of all the facilities, infrastructure and assets at Scott Base, New Zealand’s home on the ice. Recently returned from a 3 month visit to Antarctica, it’s also Steve’s responsibility to ensure the new Facilities and infrastructure being designed as part of the multimillion-dollar Scott Base Redevelopment are safe, functional, and sustainable enough to support New Zealand’s presence in the Ross Sea region of Antarctica for the next 50 years, so scientists from NZ and around the globe are able to continue their world leading research.

In this glimpse into a world not often seen, Steve will talk about some of the challenges associated with operating and maintaining a facility in Antarctica and the issues designing and building a future-proofed facility that minimises the environmental impact of humans in such a fragile environment. For starters, how do you plan a major upgrade around limited windows of opportunity in one of the most isolated and inhospitable places in the world!?

In the past decade, the level of public expectation around meaningful disclosure of organisational sustainability performance has increased drastically and this trend is increasing.

Join Gehan Palipana, a corporate sustainability strategy professional with over 10 years’ experience, to learn how you can translate corporate net zero goals into meaningful on-site actions, and why the role of FMs is vital in this area.

Gehan will remind us that a net zero pathway is not a replacement for organisations’ existing emissions reduction pathways, but rather an extension of them. “Meaningful decarbonisation still relies upon carbon avoidance as a first line of defence, efficiency programs to reduce unavoidable emissions, procuring clean or low carbon energy for unavoidable emissions and offsetting the remaining carbon through the procurement of greenhouse gas removal offsets.”

If you think your building is accessible to the one in four New Zealanders living with a disability simply because it complies with the Building Code, think again. You can (and should) be doing much, much better!
The relevant part of the Building Code (NZS 4121) turns 21 this year and is well past its expiry date, says Ben Lucas, Lead Advisor-Disability with ACC.
Having navigated life in a wheelchair for the past 32 years, Ben knows from lived experience what he is talking about; he also has a wealth of professional knowledge, garnered over three decades working within the disability sector.
He will share both in this eye-opening talk that will change the way you look at accessibility in the buildings you manage.

In this session, All Blacks legend, mental health advocate and co-founder of Groov, Sir John Kirwan, shares the importance of performance care and how it is central to a mentally healthy workplace environment.
Sir John will share some of his story, and how it led him on the path to co-founding workplace mental wellbeing platform, Groov. He’ll also provide his insights from the hundreds of global CEOs he connects with every year, along with advice on how performance and care are not at opposite ends of the spectrum, but tightly integrated, and deliver business results.
What else will you take away from this session? Sir John will share some great ideas on how you can take care of yourself, as we understand it’s hard to lead well if you don’t have your own daily mental wellbeing plan in place first.

Auckland Airport: Back In Business | Te Taunga Rererangi o Tāmaki Makaurau – Kua hoki anō ki te mahi

Auckland Airport’s multi-billion-dollar expansion plans were largely suspended as a result of the Covid-19 pandemic while the aviation industry went into survival mode during periods of international border closures and lockdowns. This resulted in the suspension of over $2b of contracted projects. However, Auckland Airport has used this time to perform a limited number of critical projects that were made easier with less aircraft movements, and to re-establish the basis for its future expansion plans. These plans focus on all elements of the airport from the roads and utilities to terminals and airfield. André Lovatt, General Manager of Infrastructure at Auckland International Airport will provide insights on how Auckland Airport plans its infrastructure programme and what to expect over the coming years.

Join us for a not-to-be-missed wrap-up panel to close out te Hui Taumata a FM | FM Summit 2022. With input and interaction from delegates, our panel of industry experts will look at the state of our industry and explore the question, Is FM fit for purpose?

Once we walk out the doors after Summit, what are we going to do differently as we go back to those spaces we work in and are guardians of? What is going to make a difference? And when we turn up at Summit 2023, what stories are we going to share about the changes we’ve made since Summit 2022?
