The New Zealand property markets are currently in a state of flux after a period of massive disruption. Commercial property is being impacted by disruption to working patterns, growth in e-commerce, and growing recognition of risks (e.g. seismic, climate, pandemic, etc). The residential and rural property sectors are also facing disruption.

All of this is set within the context of a decade of a reduction in interest rates which has boosted asset values but is now starting to reverse.

Barry Smart from Downer and Matiul Khan from Auckland Transport present the City Rail Link (CRL) as an example of using the value levers of technology, collaborative leadership, and creativity to generate a fit for purpose integrated facilities management solution for the new underground and ground-level train stations.

CRL is a significant infrastructure project for Tāmaki Makaurau that will transform how people will move around the city. The new stations’ size and scale are significant and include two new underground stations and a new above-ground station at Mt Eden.

Working collaboratively with Auckland Transport and key stakeholders to understand the customer drivers and experience, Downer uses smart technology, like BIM, Safety in Design and whole of life thinking, to explore and verify that their solution meets the client and customer experience across the life cycle of the CRL project (from design, construction, maintenance and operation).

Professional Competency: Asset Management

Many asset owners, asset managers, building operators and service providers have an accumulated under-investment in assets. Many consider their assets to be in poor condition and no longer fit for purpose.

“Fit” has many meanings; the one that applies in this context is: “the aim that something is intended to achieve”, while the meaning of “purpose” is “the reason for which something is done or created or for which something exists or continues to exist”.

So plainly put, something that’s “fit for purpose” is good enough to do the job it was designed or intended to do. However, things change, service intent can change, the customer or number of customers may change, and legislation can change meaning the outcomes sought may need to be reimagined.

Where an asset is not “fit for purpose”, we usually end up still trying to deliver the same service while struggling to make the asset fit as best as possible, all the while costing us time and money, or worse, service failure and reputational risk.

The aim of this session is to demonstrate what “fit for purpose” means to Tāmaki Regeneration Company and how they test their levels of fitness. Tracy will also provide insight into how your asset management planner can help you develop and use evidence-based prioritisation frameworks and build and implement whole of life cost and value tools as part of your Asset Management System.

Technologies are evolving in all directions. The fastest moving ones are in the digital domain, such as the Internet of Things, Artificial Intelligence, Smart Cities, Digital Twins, Metaverse, Autonomous Driving, and Industry 4. Some of these are just hypes at this stage; some have got the blessing of both academia and industry; and some are in the early deployment stage.

But how to tell which is which?

During this session, TN Chan will reveal which of these technologies are set to have the most impact on FM, and examine those that are related to security, safety, ambience, efficiency, and sustainability. He will also share a couple of case studies for illustration.

“This presentation attempts to act as a radar to identify which evolving technologies are closer than others to becoming reality, and to judge the size of their impact on the FM industry,” says TN.

Meet Steve Sullivan, Asset Manager for Antarctica New Zealand, the person responsible for the safe and effective management of all the facilities, infrastructure and assets at Scott Base, New Zealand’s home on the ice. Recently returned from a 3 month visit to Antarctica, it’s also Steve’s responsibility to ensure the new Facilities and infrastructure being designed as part of the multimillion-dollar Scott Base Redevelopment are safe, functional, and sustainable enough to support New Zealand’s presence in the Ross Sea region of Antarctica for the next 50 years, so scientists from NZ and around the globe are able to continue their world leading research.

In this glimpse into a world not often seen, Steve will talk about some of the challenges associated with operating and maintaining a facility in Antarctica and the issues designing and building a future-proofed facility that minimises the environmental impact of humans in such a fragile environment. For starters, how do you plan a major upgrade around limited windows of opportunity in one of the most isolated and inhospitable places in the world!?
